(top cleaning)
.                  The term "low moisture" carpet cleaning takes in
several top cleaning processes often referred to as spin pads,
encapsulate, bonnet, absorbent and even old fashioned
shampoo.  Each process may have its own features such as soil
retardation but they tend to all share certain other aspects.          

Commercial Use of Low Moisture Top Cleaning:
.                  There are many commercial carpet installations
including airports, stores, funeral homes, etc, where frequent
top cleaning is logical and needed.  Fresh soil can be top
cleaned before it can be walked deeper into the pile leaving
very little residue. Once soil penetrates deeper into the pile the
advantage of the low moisture top cleaning system is lost.  As
deeper soil is pursued with heavier use of chemical,
the carpets become impacted by detergent and chemicals that
can no longer be removed without a rinsing stage.  These
chemical solids can oxidize, harden and adhere deep in the
pile where they often defy future attempts to remove them even
with agitation, high pressure and super suction.

.                  Chemeisters offers ProBonnet for top cleaning with
spin pads.  Top cleaning chemical products seem to all rely on
polymers, butyl and other solvents such as mineral spirits.  We
do not believe that carpet cleaners should inhale and handle
these "heavy" industrial solvents or polymers everyday so
ProBonnet does not contain these chemicals.

Residential Use of Low Moisture Top Cleaning:
.                  The residential customer is usually misled into the  
understanding that low moisture top cleaning is superior to
deep cleaning.  She is easy to convince by the technician's
earnestness that all of the soil and toxins in her carpet
will be removed.  Little does she realize that some of it will not
be removed and the that the top cleaning chemical may also
leave formidable residues of its own that may make future
decontamination less possible.

.                   Shouldn't we remember that whatever residue
and/or extraneous debris that can be left deep in the carpet pile,
is what little babies and pets are going to live, play and drool
on?  These residues often consist of everything that the cleaner
brought to the job plus toxins and microbes that were in the
carpet to begin with including dust mite bodies, etc.  Much of
this extraneous debris will naturally be encapsulated in
detergent residues or polymers but does that make it right?  
Is it therefore acceptable for babies and pets to be exposed to
these residues just because we assume they are now
encapsulated?  Don't Mommies have the right to know what is
actually going on?  Shouldn't they be told the truth about what
is often being left in their carpets that their families are exposed
to?  

.                   The public is likely to get pretty ornery if they
should come to realize that they are getting top cleaning when
they think they are getting deep cleaning.  As low moisture
cleaning is more actively promoted it becomes more likely that
the truth about residues and their toxins will surface.  Ask any
residential cleaning customer if they would like their carpet deep
cleaned or just top cleaned.  They will choose deep cleaning
every time.

.                    Does low moisture top cleaning really have any
place in residential cleaning without full disclosure and
understanding by the public?

.                    Much is often made of the differences in the low
moisture systems but top cleaning is still top cleaning and
residue, toxins, and debris are still residue, toxins and debris
regardless of whether or not they are encapsulated or encased
in the un-removed residue of detergents or polymers.
